If you are a home inspector, plumber, restoration contractor, agent or property manager who runs into suspected mold and needs somewhere to send it, this page explains how that works.
The short version: we take your referrals, schedule them fast, keep you informed, and do not pay referral fees to or from remediation companies. What we offer instead is a partner who will not embarrass you, will not upsell your client, and hands back a document you can put in a file.
Who this is for
Home inspectors. WAC 308-408C-030 excludes environmental hazards including mold from the Washington standards of practice, and WAC 308-408C-050 requires your pre-inspection contract to say you do not investigate mold unless separately agreed in writing. So you flag it and refer it out. The question is where.
Plumbers and HVAC contractors. You open a wall to fix a supply line and find something growing behind it. Your client wants to know how bad it is. You want to fix the plumbing and not own a mold opinion.
Restoration contractors. Third party verification on completed work, or pre-work documentation of conditions before your crew touched anything. That is a separate arrangement with its own page.
Real estate agents. An inspection contingency turns up "possible microbial growth, recommend further evaluation" and the deal is waiting on somebody. Spokane County sees roughly 5,800 to 6,300 sales a year and Kootenai County saw 2,484 in 2025, so this comes up constantly. You need a straight answer fast, from someone who will not turn a $400 question into a $9,000 scare.
Property managers. Turnover documentation, tenant complaints, and disputes under RCW 59.18.060, which requires Washington landlords to maintain the premises and give tenants written information on the health hazards of indoor mold, without requiring testing.
What we do not do, stated plainly
We do not pay referral fees to remediation companies, and we do not accept referral fees from them.
That is not modesty. It is the entire reason our reports are worth anything. The moment money moves between a testing company and a remediation company, every finding becomes arguable. An attorney, an adjuster or a buyer's agent will ask, and "we have a referral arrangement with them" ends the usefulness of the document.
New York took this seriously enough to legislate it. Labor Law Article 32 makes it illegal there for one company to both assess and remediate the same property. Washington and Idaho have no such rule, and the Washington Department of Health states plainly that there are no certification requirements for mold work here at all. Nothing prevents the arrangement except the choice not to make it.
So if you are a remediation contractor looking for a partner who will trade work for work, we are not that. We will test the jobs you have finished and tell your client the truth about them, which is a more durable thing to offer than a kickback.
What we do instead
Fast scheduling. Most residential inspections go on the calendar within a few business days. If you have a closing date or a contingency window, say so and we will work to it. Rush 24 hour lab turnaround is $100.
A price your client can hear without flinching. $425 base with one indoor air sample and an outdoor control, $100 per additional sample, $550 to $650 over 3,000 square feet. Published on the site, so nobody accuses you of sending them somewhere expensive.
No upselling. No add-on packages, no monitoring plan, no remediation proposal at the back of the report. If your client does not need testing, we say so and nobody pays anything. Sending someone to a company that talks them out of a purchase reflects well on you.
A report you can put in a file. Photos with locations, moisture and psychrometric readings against reference values, raw lab data, the chain of custody form, the indoor to outdoor comparison, and reasoning written out.
We tell you what we found. With your client's permission you get a copy and a call to walk through it, rather than hearing the outcome secondhand three weeks later. And when someone asks us who is good at what you do, we say your name.
For agents and property managers
A clean report is a transaction tool. A dated document showing normal conditions, with the method and data attached, ends an argument that would otherwise sit unresolved through closing. Roughly 47% of US homes have dampness or mold by Lawrence Berkeley National Laboratory's compilation of the research, so "possible microbial growth" on an inspection report is common and usually resolvable. Nobody can tell which case they are in without data.
We will not manufacture a finding for either side. Someone who can be counted on to report either result is more useful over a career than someone who can be counted on to say what you hoped.
For property managers, the highest value use is turnover documentation. A dated report of conditions when a tenant moves in or out resolves most disputes before they become claims. Portfolio work is invoiced net 30.
Frequently asked questions
Do you pay a commission for referrals? No, and we do not accept them either. Referral money between testing and remediation is exactly what makes most mold reports unusable in a dispute.
Will you badmouth the work of a contractor I recommended? We report what we measured. We do not editorialize about anyone's competence, and a failed clearance is data rather than a verdict. Plenty of fails come down to thirty minutes of additional HEPA work.
What if my client just needs an opinion, not a lab report? Tell them to call. If a conversation resolves it, that is what happens, and it costs nothing. We would rather turn down a job than sell testing that will not change anyone's decision.
Send us a referral
Call with the address, what you saw, and the client's contact information, or give them our number. Either works, and your observation is usually the most useful thing we get all day. We cover Spokane County, Kootenai County, Lincoln County and the Lake Roosevelt corridor at the standard rate, with no trip fee.
