$425 standard inspection·One indoor air sample plus an outdoor control·Lab fees included

Call or send a message with your address, what you are seeing or smelling, and how soon you need the answer. Most residential inspections schedule within a few business days. Restoration clearances are usually one to two.

An inspection is $425 and includes the site visit, moisture mapping, thermal imaging, one indoor air sample, an outdoor control, all lab fees, and the written report. Lab results come back in one to three business days and the report follows within a day of that. If testing will not answer your question, we will tell you that on the phone before you spend anything.

What to have ready when you call

You do not need all of this, but the more you have, the better the sample plan.

  • The address and roughly how big the building is. Homes over 3,000 square feet run $550 to $650.
  • What happened and when. A smell that started in March. A supply line that let go during the January freeze. A stain that keeps coming back on the same ceiling.
  • Where the concern is. Which room, which level. Crawlspace, attic, basement, bathroom.
  • Any prior documents. Home inspection report, claim number, a previous mold test, contractor invoices.
  • Whether anyone is reacting, and whether it improves when they leave the building.
  • Your deadline. A closing date, a contingency window, a hearing, an idle containment. Rush 24 hour lab turnaround is $100.
  • Access details. Crawlspace hatch, attic access, gate codes, dogs, whether you will be home.

How scheduling works

You get a scheduled arrival window, not a vague afternoon. Jesse does the inspections himself, so the person you talk to on the phone is the person who shows up. A typical residential visit is one to two hours on site, three to four for larger properties. You do not need to leave, and pets can stay.

For a tenant occupied rental, we need the occupant's cooperation on the day, since the sampling prep depends on windows staying closed and nobody vacuuming that morning.

Before we arrive

Three things matter a lot to the accuracy of the samples.

Keep windows and exterior doors closed for at least four hours beforehand. Open windows pull the outdoor spore profile inside and erase the comparison the test depends on.

Do not vacuum, dust or sweep that morning. It lifts settled spores into the air and can multiply the indoor count several times over.

Leave the suspect area alone. No bleach, no scrubbing, no painting over it. Cleaning it destroys the evidence and does not fix the water underneath.

Also clear access to the crawlspace hatch, attic, utility room and under sink cabinets, so site time goes to inspection instead of moving boxes.

Turnaround

On site: verbal preliminary findings before we leave. Moisture readings, what the thermal camera showed, what we saw in the crawlspace, and anything to act on immediately.

Lab: one to three business days for spore trap analysis at an accredited laboratory. Rush 24 hour handling is $100.

Report: within one business day of results. A PDF with photos, readings, raw lab data, the chain of custody form, the indoor to outdoor comparison, findings and recommendations. We will walk through it with you, your contractor, adjuster, agent or attorney at no additional charge.

One thing to know before you book

We test only. We do not perform remediation and we take no referral fees from the companies that do. If your samples come back clean, we say so, and we made $425 either way. If they come back elevated, the report describes the problem in enough detail for any qualified contractor to bid it, and you hire whoever you want.

Neither Washington nor Idaho licenses mold inspection, and the Washington Department of Health states plainly that anyone can call themselves a mold specialist. So the useful question to ask any company here, including us, is what do you make if my results are clean. Our answer is the inspection fee.

Questions before you book

How far out are you scheduling? Most residential inspections schedule within a few business days. Post remediation clearance testing usually schedules within one to two, because contractors need it to close a job.

Do I need to be home? Someone needs to let us in and we need access to the areas of concern, including crawlspaces, attics and mechanical rooms. You are welcome to follow along and most people do.

What should I do before you arrive? Keep windows and exterior doors closed for a few hours beforehand and avoid vacuuming that morning, so the air samples reflect normal conditions rather than disturbed ones. Otherwise nothing.

How do I pay and when? Payment is due at the time of service. The published price includes all laboratory fees, so there is no second invoice after results come back.

What if you do not find anything? You still get the full report documenting that conditions were normal on that date, with the method and the data attached. That document has real value in a purchase negotiation, a rental dispute or an insurance file.
